Westminster City Council has approved the redevelopment of 1 St James’s Square, designed by Foster + Partners. More than half of the existing structure will be retained while adding two new green levels and a new Portland stone façade that complements the Georgian surroundings.
The project targets leading sustainability standards, including BREEAM Outstanding, NABERS 5.5* and WELL Platinum, with ambitions to exceed GLA energy benchmarks. A breathable façade, mixed-mode ventilation, and smart controls aim for about 70% cooling-energy savings.
The all-electric building will provide 11,000 square metres of flexible premium offices, biodiverse terraces, a green roof and rooftop photovoltaics. Image © Foster + Partners.
