Bentry Capital has acquired Hampstead’s landmark Branch Hill House NW3 in a £16.4m deal and plans to deliver No.1 Hampstead, a gated One Hyde Park-style scheme of around 50 super-prime lateral apartments and a townhouse set in 1.7 acres of landscaped grounds.
The Edwardian Baroque mansion will be carefully restored, with the 1960s wing replaced by a new-build that echoes the original architecture, reminiscent of Sandringham House.
Stanhope Gate Architecture will work with Bentry Capital to revive the lapsed planning consent, with construction led by Mellior Group over an anticipated three-year build.
Sales are expected to launch in Q1 2028 through Savills as preferred agent.
